That line about the 3% card fee eating him alive is the whole thing right there. Once you notice this stuff you see it everywhere, not just rent. Cash discount at the gas station, the little taco place on Cherokee that charges 50 cents less if you don't use a card, my barber who does $20 flat cash only. Small guys are all paying that fee out of their own pocket while the big chains just build it into the price and nobody blinks. You didn't get lucky so much as you found a guy who did the math and would rather split the savings with you than hand it to the card company. $40 a month is $480 a year, which is real money. The only thing I'd say is get the $1,260 deal in writing somehow, even a text, so it doesn't get fuzzy down the road.
