Come on, is it really that serious? You're acting like he took out a shady loan from a guy in a van. The credit union did their homework, they just used a different method to check the value. And the extra 5% down, that's not some huge loss. It's just more equity right off the bat. If the market tanks that bad, having a regular appraisal wouldn't have saved him anyway. The refinance worry is fair, but by the time he sells, the market will be different. People act like one skipped appraisal is gonna ruin your whole life. It's a gamble, sure, but not some crazy reckless move like you're making it out to be.

Local teacher canceled over a joke at a school assembly last month

200 emails in a week is a lot, but a school board that size probably gets that many on a slow Tuesday about bus routes. Without seeing the actual joke, it's hard to say if it was harmless or crossed a line teachers know to avoid. Still, going straight to firing after 15 years over one parent's video seems like an overreaction.

Actually the tools can work if you treat them like a junior writer not a ghostwriter. A real person's editing pass and some specific voice notes in the prompt make all the difference. Most people just type a sentence and expect magic then blame the machine when it sounds like a machine.
