Paid $300 for a foundation inspection in Austin and it saved me $8,000
I hired a structural engineer to look at some cracks in my living room wall. He found a drainage issue that was slowly washing out the soil under my slab. Got it fixed for $1,500. My neighbor ignored the same cracks and ended up needing helical piers. Has anyone else had a small inspection fee pay off big like this?

Exactly the opposite happened to my cousin in Dallas. Paid $400 for an inspection that told him everything was fine. Six months later his foundation shifted so bad his doors wouldn't close. The engineer missed the main drain leak completely. Ended up costing him $12k for piers and mudjacking. Those inspections give people a false sense of security. They're just looking for the easy obvious stuff, not the real problems hiding underground.

Man I read somewhere that foundation inspections are kind of a crapshoot depending on the engineer's experience level. The good ones look at drainage and soil conditions, not just the slab itself. Sounds like you lucked out with someone who actually knew what they were doing.
