Update: I used to take whatever room the landlord showed me, now I ask for a walk-through at 9pm on a Tuesday
Back in 2021 I signed a lease in Phoenix after a 10 minute tour at noon on a Saturday and moved in with a guy who threw parties till 4am every weekend. I lasted 5 weeks and lost my $600 deposit. Now before I sign anything I ask to come back at 9pm on a weeknight to hear how thin the walls are and whether anyone is up yelling. Last place I checked, the guy in the next room was blasting a podcast at full volume at 10pm, so I passed. Ask at night, it tells you way more than any tour. How do you all screen a place before signing?

Man, the night visit is smart but there is one more thing I would add: check the place on a Sunday morning too. Saturday night gets all the attention but Sunday is when you find out if the neighbors blast church music, mow the lawn at 7am, or have four kids who treat the hallway like a playground. A place can be dead quiet at 9pm on a Tuesday and still be a nightmare by 8am on the weekend. I also drive by and just sit in my car for 20 minutes at random times, because the landlord showing you around is not the same as the building showing its true self when nobody knows you are watching.
