Why does nobody talk about the mold inspection clause when you're buying a house near the coast?

Honestly, I just walked through a property in Galveston that looked perfect until I saw the black spots in the closet, and my inspector said it's a $15k fix that the seller won't cover because we waived the right to test.

Remember my buddy who bought a place in Corpus Christi. He skipped the mold check to make his offer look better. Two months after moving in, his kid got sick and they found a whole wall of mold behind the shower tiles. Cost him almost twenty grand out of pocket to rip it all out. That clause is there for a reason near the water.

Always get the mold inspection near salt water. The humidity just gets into everything, even new builds. Saving a few hundred bucks on the test is a huge risk.
