Has anyone used MidPoint Capital Partners for a commercial bridge loan?

Yeah they are legit. The biggest draw for me was the rate. A lot of bridge lenders will completely gouge you right now, but their interest rate was actually super competitive for the space. Just make sure you have all your docs organized up front and they'll move quickly.

Architects revising plans after we break ground is a nightmare

Hold on, don't we all share some blame here? Architects often update drawings because the client keeps asking for new things. Pointing fingers just at them ignores how messy project talks can get. Maybe the fix is a stronger agreement that makes late changes cost more for everyone. Why should builders eat the cost when owners change their minds? Wouldn't that push the whole team to decide things earlier? Sounds better than hoping a design freeze actually sticks.

Yeah, what miad19 said about regular customers giving good feedback hits home. I see this pattern everywhere, like when my buddy pointed out a weird glitch in a game that the developers never caught. It's those outside views that shake things up. In cooking or any skill, too much insider knowledge can blind you to the obvious. So your neighbor might have a point, even if it's unsolicited.

A hatch library saved me from texture headaches

What was the worst part of it for you guys? I mean, we had a shared set that sounded good in theory, but then you'd get a pattern that just wouldn't scale right on bigger drawings, or the colors would come out weird on certain printers. Felt like we spent more time fixing the 'standard' stuff than if we just did our own thing. Maybe it's just me but that locked-in feeling makes small changes take forever.
