Read an article recently that said a lot of banks are still using old mainframe systems from the 1970s for wire transfers. Makes sense why something that claims to take 4 hours actually takes a week and a half. Apparently the modern front end you fill stuff out on doesn't talk to the back end very well

Wren217 I hear you but $80 feels steep for something that should just work. I guess if it fixes the issue for good it's not terrible, but still stings a bit. Is that like a flat fee or did they give you a breakdown?

That checkbox thing happens way too often. I've started telling my clients to go through every page of the disclosure with a highlighter before they even submit an offer. Take photos of the seller signing too. Saves a panic call later. For the environmental report, ask the title company if they have a preferred vendor who can do a quick Phase I. Sometimes they can get it back in 48 hours instead of the usual week.

@tessac25 really made me rethink things with that bakery example. I used to think low prices were the only way to keep customers happy, but now I see how a higher price can actually signal better quality.

Grab a cheap kitchen timer from the dollar store and keep it in your station as a backup. That saved me after my phone died mid-roll last month and I barely caught it before the damage set in. Even one extra minute with the solution can turn hair into sticky mess, so always double-check with two separate timers.
