Call the city arborist, they can fix it now before it gets worse.

inTIL the anime convention in Denver had a panel where they debated if 'filler arcs' should be called 'canon-adjacent' for 45 minutes.
My hometown had a chance to get something like that last year, but the city council voted it down over parking concerns. We ended up with a new bench instead. It's a very nice bench, but it doesn't exactly have the same vibe.

inOverheard a broker at a coffee shop in Denver say they're seeing way more bridge loans for value-add deals under $5 million.
Yeah, the part about smaller investors getting pushed into bridge loans is so true. My buddy just had to take one to close on a duplex before his old condo sold. Honestly, the fees were brutal and he's stressed about the ticking clock. Tbh it feels like the regular banks don't want to touch the little guys anymore unless everything is perfect.

inPSA: I keep seeing techs skip the basic power check on laptops.
Gotta disagree with that "assume the charger is dead" take, ryan952. My first move is always to check the cable, those things fail way more often than the brick itself. I've got a box full of busted cables but only one dead charger. The outlet is the next suspect, then the device port. The actual power adapter is usually the last thing to blame in my experience.

inMy old boss insisted I replace the entire AC compressor on a 2017 Civic, but a new apprentice said to check the clutch relay first.
Right? It's crazy how often the fix is something cheap and small. I mean, you spend all this time worrying about the expensive computer or module, and it was just a ten-cent fuse all along. Makes you feel a bit silly for overthinking it.
